Silver Spring covers an enormous range of housing — bungalows and cape cods in the older inner neighbourhoods, brick colonials in Woodside and Forest Glen, post-war ramblers and split-levels further out, and long townhome rows toward the Beltway and New Hampshire Avenue.

The older inner-Silver Spring houses tend to have small, steep roofs with a lot of detail per square foot, and many have had additions with low-slope rear sections that don't drain the way a pitched roof does. Those flat sections are where we most often find the actual leak, even when the homeowner reports a stain under a pitched slope. Townhome roofs bring their own issues: shared drainage, parapet and party-wall flashing, and limited staging room.

Wind from summer thunderstorm lines is the common damage source, creasing shingles along ridges and blowing off tabs at exposed rake edges, with hail during severe cells and limb strikes from the older neighbourhoods' street trees.
